If you’ve been waiting for the “perfect” time to buy a home, you’re definitely not alone.
Over the past few years, buyers have watched interest rates rise, home prices change, and the real estate market shift dramatically. It’s understandable to wonder whether you should buy now or keep waiting.
But here’s something worth considering:
Today’s market may actually offer buyers opportunities we haven’t seen in several years.
Buyers Have More Negotiating Power
Remember the days of multiple offers within hours, waived inspections, appraisal gaps, and buyers offering thousands over asking price just to have a chance?
That isn’t the market we’re seeing today.
With homes generally taking longer to sell and buyers being more selective, sellers may be more willing to negotiate. Depending on the property and situation, that could mean negotiating:
- Purchase price
- Closing costs
- Repairs
- Home warranties
- Possession dates
- Seller-paid concessions
- Interest-rate buydowns
The lowest purchase price isn’t always what creates the best deal. The terms of the transaction can have significant value, too.
There Are More Homes to Choose From
One of the biggest frustrations for buyers during the ultra-competitive market was simply finding a home.
Limited inventory meant buyers often had to make quick decisions and compromise on things they really wanted.
As inventory improves, buyers have more opportunity to compare homes, evaluate their options and find a property that actually fits their lifestyle and budget.
That’s a much healthier way to buy a home.
Mortgage Rates Aren’t the Whole Story
Yes, mortgage rates are higher than the historically low rates we saw a few years ago. But waiting for rates to fall comes with a potential tradeoff.
As rates improve, more buyers may enter the market.
More buyers can mean more competition.
And more competition can mean fewer seller concessions, multiple-offer situations and upward pressure on home prices.
Freddie Mac reported average 30-year fixed mortgage rates in the mid-6% range during summer 2026. While that's certainly higher than the unusually low rates buyers enjoyed during the pandemic years, it's important to look at the entire transaction rather than focusing on the interest rate alone.
A buyer who finds the right home at a negotiable price today may also have the opportunity to refinance later if rates decline.
You Can Negotiate the House. You Can’t Negotiate the Competition.
This is one of the biggest reasons I think buyers should be paying attention to the current market.
When everyone wants to buy, buyers lose leverage.
When fewer people are competing, buyers gain it.
You may be able to negotiate a better purchase price, ask for repairs after an inspection, request closing-cost assistance or structure an offer that protects you in ways buyers couldn't easily do a few years ago.
There is real value in being able to make a thoughtful decision instead of feeling pressured to make your biggest offer immediately.
Buying a Home Is Also About the Long Game
Real estate has always been more than a short-term decision.
When you buy a home, you're purchasing a place to live while also beginning to build equity in an asset you own.
Instead of trying to perfectly time interest rates or predict exactly what home prices will do next, the better questions are:
Can I comfortably afford the payment?
Do I plan to stay in the home long enough for buying to make sense?
Is this the right property for my needs?
Does buying support my long-term financial and lifestyle goals?
If the answers are yes, waiting for the “perfect market” may not necessarily put you in a better position.
So, Is Now a Good Time to Buy?
For the right buyer, it absolutely can be.
The market isn't perfect, but that's exactly where opportunity can exist.
More inventory, less competition and greater negotiating power can create opportunities that buyers simply didn't have when rates were lower and everyone was fighting over the same homes.
The goal isn't to buy because someone tells you that “now is the time.”
The goal is to understand your numbers, your options and your local market so you can decide whether now is the right time for you.
